The PROBLEM with windows.....

Every year, on construction sites around the world, tens of thousands of commercial and residential towers are being built. Towers of steel, concrete, and glass of which I see evidenced here in Vancouver every day. Billions of square feet of windows...

From the moment they leave the factory, in transit, and particularly during the long construction process, the glass surfaces and frames are exposed to all sorts of harmful materials and handling that can cause serious and costly damage.

Abrasive materials like splattered concrete, grout, chemicals, paint, and one of the worst culprits, the razorblade scrapers used by window cleaners trying to remove construction debris. All of these things can create expensive problems that force the construction company to replace windows. Until now, construction companies and developers really have had only two choices:

  1. Try to protect their investment by having the windows covered with what’s commonly called “blue plastic”, an old-tech, expensive option that’s hit-and-miss at best. Going with this option is a questionable decision at best.
  2. Accept the reality that many of the windows, both glass and frames will inevitably be damaged and therefore try to budget a percentage figure for replacement based on an ever-changing set of variables largely beyond their control. This option is just plain unacceptable.

Asia, a proprietary and patented new-tech solution was developed: Glass-a-PEEL™ Protective Coating from Clean-a-PEEL™ Temporary Protective Products (manufacturer’s trade name Goop)

  • A product and a system that window manufacturers can use to quickly and efficiently protect their glass and frames from construction contaminants and debris.
  • An environmentally sound product that is highly durable yet can be easily removed when the building is complete.

The ENVIRONMENT:

Think of the thousands of square feet of plastic film that may be used to try and protect surfaces during construction.

Because of inconsistent adhesion characteristics it’s not uncommon to have sections come away and be blown around the site or even far beyond. This creates an unsightly look both on the building itself and in the surrounding neighbourhood.

Products of this nature significantly add to the millions of tonnes of plastic being added to landfill sites where they remain a serious problem for decades. That’s one of the reasons why such protective plastic films have been banned in many environmentally conscious areas, most particularly in N. America.

Construction Companies and Developers

Perhaps no other group is more affected by the costly problem of damage to glass and cladding that occurs during the construction process.

Whether fair or not, and not withstanding liability debates that may ensue, most likely it will be the construction company or developer who must foot the bill to replace damaged panes of glass.

Why does this keep happening?

As every project rises, glass and cladding surfaces are unavoidably exposed to ‘construction debris’ that ranges from surface-etching concrete splatter, to aggressive sealants, coatings, paints and a wide variety of other chemicals.

Obviously, before occupancy all of these residues need to be removed, but the fact is that they’re not just sitting on the surface where they can simply be wiped off or washed away.

Because of their chemical composition, and the fact the glass, cladding, and other surfaces have be exposed to them for weeks or months, the debris is attached at a molecular level. Removal is extremely difficult or virtually impossible. The damage is already done.

Window Manufacturers

are significantly invested in making sure that every unit that they manufacture meets the high standards that you’ve set for your products.

Once completed, while being temporarily held, during transportation to the construction site, while awaiting installation there and during the overall construction process, windows and spandrel units will be continually bombarded with things that can damage them and compromise their integrity.

These negative impactors include but are not limited to ‘construction debris’ that ranges from surface-etching concrete splatter, to aggressive sealants, coatings, paints and a wide variety of other chemicals.

Some customers may specify a protective film be applied to their orders, many do not, instead hoping that the inevitable damage will be limited or at least manageable in terms of its overall negative financial impact.

Some developers look to window manufacturers to share in bearing replacement costs.

Even if they do specify a protective sheet film be applied, the physical nature of these types of products limit their effectiveness as a barrier plus the adhesive used may create other serious problems when the time comes to remove them.

Worth considering as well, the amount of plastic used to cover the glass surfaces of even a medium sized building has a significant impact on landfill sites, with the plastic persisting in the environment for decades if not longer.

Glass Fabricators

Damage to high value glass products such as low-emittance (low-e) coated sheets during the many phases of manufacturing is both common and costly.

Every time they’re handled, the unprotected, coated surfaces are at risk of being compromised; one misplaced glove and the sheet could be rendered unusable.

During shipping and even storage they’re further exposed to additional impactors, from changing atmospheric conditions, like increased humidity, to dust and other pollutants, even salt-air mist in some cases.

Protecting such coated, high-value surfaces is difficult because of the sensitive nature of products like low-e coatings.
